What the 12th house is, before anybody lands in it
The 12th house is what happens offstage. Solitude, rest, the unsaid, and whatever is going on in you that has not been put into words yet.
An overlay here reaches the part of you other people sense and you find hardest to see. The usual report is a feeling of having known somebody already, and a difficulty saying what the relationship actually is.
It is the house immediately before the 1st, which is the useful way to hold it. Whatever sits here was in you before you arrived, and a person standing in it is standing somewhere you cannot easily watch them.

- NeptuneNeptune in the house it is most at home in. Boundaries go soft, and where you end and they begin is genuinely blurry. It feels like recognition. Sometimes that is real closeness and sometimes it is a very pretty picture, and often it is both on different days.
- PlutoWhat is buried comes up. This contact is traditionally associated with the relationship that finds the thing you had not looked at, which is transformative and is not gentle.
It runs both ways, and the two are different readings
Their planets in your 12th means somebody is in the part of you that you cannot observe. Your planets in their 12th means you are in theirs, and you may never know what you have been doing there.
That asymmetry is the whole difficulty of this house. Both people can be certain the relationship is one thing and be describing two different rooms, because neither of them has a clear view of the one they are standing in.
What makes an overlay here worth reading
The 12th borders the Ascendant, so a planet a degree or two either side of it belongs to the 12th or the 1st depending on a few minutes of birth time. Those two readings are close to opposite, and this is the single most common place for an overlay to be wrongly assigned.
Three or more personal planets in your 12th is a cluster, and Umbriel names it in a pair reading. It generally reads as a relationship that is hard to explain to anybody else.
What it does not tell you
The same sentence as the 8th applies here, and matters more. “This is very intense” is a description. “This is very good” is a judgement, and nothing in a chart can make it.
Twelfth house overlays are common in relationships people describe as fated, and also in relationships that stayed hidden, or unfinished, or one sided.
